Julian Nan is a real estate executive with 12 years of experience in homebuilding, real estate development, and private equity/debt. His expertise comprises acquiring, financing, entitling, and developing for-sale and for-rent residential communities across California.

He is the Founder of Del Rey Residential, a real estate advisory and brokerage firm specializing in value-add construction, property management, and estate planning in the resale sector.

As Vice President and Director at Encore Capital Management / Avila Real Estate Capital, he led the Southern California Division, overseeing all acquisitions and development (A&D) financing nationwide and managing ground-up development operations on the West Coast where he financed the development of 1,304 for-sale residential lots.

Prior to Encore, he was the Director of Land Acquisition at Shea Homes, the Land Acquisition Manager at Pulte Group, and the Land Acquisition Manager at KB Home. He acquired 1,643 for-sale residential lots and entitled 551 for-sale residential units through the course of his homebuilding career.

Julian holds a Master of Real Estate Development from the University of Southern California (USC), where he was awarded the D.J. Moore Memorial Award for academic excellence and professional promise.
